That the minutes of the October 16, 2025 meeting of the Committee of Adjustment be approved, as printed.

THAT Consent Application B24-25-RF from Waterous Holden Amey Hitchon c/o Courtney Boyd, agent on behalf of George Anthony McWade, owner of the lands legally described as CONCESSION 1 PART LOT 1 REGISTERED PLAN 2R-2181 PART 1 in the Geographic Former Township of Burford, County of Brant, municipally known as 21 and 23 Highway 2, proposing to re-establish the parcels by reverting the parcels back to their original lot lines, as the parcels inadvertently merged on title, BE APPROVED subject to the attached conditions. AND THAT the reason(s) for the approval of Consent Application B24-25-RF are as follows: The request is legal and technical in nature to allow for the correction of title as a result of inadvertent merger. The proposal is consistent with the Provincial Planning Statement (2024) and conforms to the policies of the County of Brant Official Plan (2023) and Zoning By-Law 61-16.

THAT Consent Application B25-25-RF from Waterous Holden Amey Hitchon c/o Courtney Boyd, agent on behalf of George Anthony McWade, owner of the lands legally described as CONCESSION 1 PART LOT 1 REGISTERED PLAN 2R-2181 PART 1 in the Geographic Former Township of Burford, County of Brant, municipally known as 21 and 23 Highway 2, proposing a minor boundary adjustment to transfer a portion of land having an area of approximately 440.0 square metres (4,736.12 square feet) from the property at 21 Highway 2 to be severed and conveyed to the abutting parcel at 23 Highway 2, BE APPROVED , subject to the attached conditions. AND THAT the reason(s) for the approval of Consent Application B25-25-RF are as follows: The boundary adjustment is minor, technical in nature and is compatible and consistent within the context of existing land uses; The proposal is consistent with the Provincial Planning Statement (2024) and conforms to the policies of the County of Brant Official Plan (2023) and Zoning By-Law 61-16.

THAT Application for Minor Variance A18-25-RC submitted by Agent, Stefanie Di Giovanni on behalf of The County of Brant, owner of the lands legally described as South Dumfries Concession 2 Part Lot 5 and 6 R-Plan 2R7695 in the Town of St. George, County of Brant, municipally known as 43 Victor Boulevard, seeking relief from Zoning By-Law 61-16, Section 14.3, Table 14.3.1 to permit a maximum height of 12.05 meters, whereas 10.0 meters is permitted and to permit a reduction in the required minimum interior side yard setback to 1.64 meters, whereas 3.0 meters is required, BE APPROVED. AND THAT the reason(s) for approval are as follows: The variances requested are considered minor in nature and desirable for the appropriate development and use of the subject lands; The proposed variances are in keeping with the general intent of the Official Plan (2023) and Zoning By-Law 61-16; The proposed variances meets the four tests of the Planning Act; and The proposed variances are necessary in order to allow for the expansion of essential infrastructure within the Settlement Area of St. George.
